-15 miles north of Matador, TX
-20 miles south of Turkey, Texas
-Lubbock is a 1.5 hr drive (90 miles)

-Dallas/Ft Forth is a 4 hour drive (270 miles).

The ranch is accessed by CR 128, which is 1.65 miles from paved FM 2009. CR 128 gives roughly .34 miles of frontage and CR 119 gives roughly 1.62 miles of frontage.

The property is made up of two caddy-cornered parcels. The north parcel is a 1/3 section approximately 213.33 acres, and the south parcel a full section approximately 640 acres. The north 1/3 section is mostly terraced pastureland. The south section has approximately 240 acres of terraced wheat fields, ideal for deer plots, cultivated dry land, or to establish some improved/native grasses. The south section also has a mix of pastureland and canyons. Both parcels are suited well for hunting with ample cover, but also serves well for grazing with the mix of native pastureland. Topography and Elevation

The property is rolling with elevation ranging from 2410ft from the bottom of the creeks to 2560ft to the highest point. The property is made up of terraced grassland and cultivated land, native pasture, and canyons. The ranch has remarkable views of Antelope Hill and Quitaque Peaks.

The property has wet weather Tom Ball Creek running through it, which even during drought years has always had pockets of water. The property also has 5 stock tanks, 2 of the stock tanks are also supplied by a well. The well was replaced in 2020. The property is in the Gateway Groundwater Conservation District

​Hunting and Wildlife

The property is well equipped for a variety of hunting and an ideal recreation and hunting property. Mule Deer are more than abundant in the area, with multiple dozens of deer seen on the wheat fields. Terraced wheat fields (which are sparse in the area) and the abundance of water are a significant attraction for the local mule deer population. TPWD issues additional antlerless mule deer tags to the land owners. White tail deer are also in the area. There is an abundance of ducks often seen on the stock ponds. Dove hunting is superb, and the property has great habitat for quail and turkey. Sandhill Crane are also known to visit the area. The property also is great for hog hunting.

Utilities/Fencing

Electric lines run on the north boundary of the north parcel on CR 128 and partially down the west boundary of the north parcel. The south section has good 5 strand barbed wired perimeter fencing, along with good barbed wire cross fencing.

Soils

The property has a variety of soils, including Obaro loam, and fine sandy loams. See the attached soils map for more info.

The property is offered at $1,550/acre. Seller believes to own most of the minerals and the mineral rights are negotiable with an acceptable offer. Wind and solar rights will convey with the property.
